
Roof Problems…We’re all Over it!
Lichen on roof tiles - this can cause deterioration of the tiles if left unchecked.
Note the cut tiles which have fallen out of place into the valley gutter (ie, metal chanel in centre of photo). This needs to be fixed to avoid leakage. Also, in a heavy downpour this may obstruct waterflow, especially if sticks & leaves build up here.
Inside a roof cavity. Looking at the rafters, ceiling joists and valley board - note the darker areas which indicate that the valley gutter has leaked into the roof cavity. It is important to ensure that valley gutters on a roof are kept clean.
Cracked roof tiles - not a great way to keep the rain out!
Damaged truss member - may impact on its support function.
Delignification to the tile batten - likely to create bigger problems down the track!
